North Wales Housing (NWH) is building a scheme of 20 houses in Lon Garmon, Abersoch. Eight of these homes will be available for purchase through our low cost home ownership, Step One scheme with the remainder being rented. The houses for sale will be a mix of 2 bedroom and 3 bedroom houses with off-road parking.
Please note that all potential purchasers will need to meet the requirements of the Section 106 conditions. The main criteria are that you must have a local connection to Abersoch and be unable to purchase on the open market without this assistance.
With this assisted purchase, you will need to have mortgage/ capital available to you to purchase the property at up to 80% of its value. NWH would provide the remaining percentage in the form of a loan which would be secured against the property by Legal Charge. There is no rent to pay on this percentage.
It is suggested that you start to make some general mortgage enquiries in order to establish whether lending facilities are available to you and to identify the maximum amount that you are be able to borrow. You will also need to have available sums to cover legal fees together with any deposit, fees, etc. your lender will require.
You will need to be satisfied that you will be comfortable with these mortgage repayments along with all other household bills etc.
