- Potential buyers have to be of retirement age (over 60) and be capable of living independently. The Association is responsible for interviewing all potential buyers to ensure that they meet the lease conditions for Uxbridge Court.
- The flat must be owned by the occupier(s), ie. it cannot not be bought/ owned by son/ daughter etc and occupied by parent(s), other family member(s) nor can the flat be sub-let.
- There is a day to day service charge which is payable monthly and generally covers:
scheme warden
warden call system
door entry system
water rates
day to day maintenance
heating and lighting of communal areas
buildings insurance
lift maintenance
window cleaning
gardening
residents lounge
laundry room
guest room
- The monthly service charge is currently £140.53 for 1 bedroom flat and £149.54 for 2 bedroom flat. The service charge continues to be payable even if the flat should be empty for some time, eg. following move to residential or nursing care.
- There is no ground rent payable and the length of the lease is 999 years from 18 September 1989.
- Please note that there is a 1% deferred service charge which is payable when the flat is sold and is 1% for each year (or part thereof) of ownership and is based on the purchase price of the flat when bought.
- You would be responsible for your own council tax, electricity and telephone bills along with contents insurance. The heating is electric storage heaters throughout the building.
- Day to day repairs are reported to the scheme warden.
- There is a residents committee who have regular meetings in the lounge at Uxbridge Court with all residents invited to attend. The residents also organise their own ‘get togethers’ in the lounge, eg. ‘fish supper evenings’. You can join in the various ‘get togethers’ as when and you wish or just enjoy being able to go home and close your own front door.
