North Wales Housing Board Update – May 2025
Helo pawb,
Since my last update we had our Board Away Day. Stuart Ropke, Chief Executive, Community Housing Cymru, gave a presentation on the current operating environment and horizon scanning, which was an interesting update for us. Then we visited Else and the team at Pendinas. We had a great time and what an inspiring group of people and service; we send our Best Wishes to our young care leaver, who had her baby at the end of April.
Lauren showed us around some new homes in development – Llain Rhallt, Gwalchmai consisting of 33 homes, a mix of 1, 2, 3, and 4 bedrooms – social and intermediate rent and Minffordd Road, Caergeiliog – 17 homes, 2, 3, and 4 bedrooms also social and intermediate rent.
It was really interesting to see the new technologies being used in new homes and learn more about them. If you get the opportunity, go and see them! Thanks to everyone who gave their time and energy to facilitating the day.
We’ve recently commissioned Campbell Tickell to undertake an independent review of our governance arrangements and Ceri Victory-Rowe joined our Board meeting to provide insight to the review and then observe the meeting and way in which it was conducted. The outcomes will be shared in July and from that an improvement plan developed.
Jayne presented the 30-year business plan, updated since our January discussions. The purpose of the business plan is to model known assumptions about things like inflation, rents; maintenance and other costs, development, etc. and then test various scenarios to assess how well the plan copes in different situations. We approved the plan.
We reviewed and approved the Year 2 strategic projects, which form the delivery plan of the 2024–2027 Corporate Plan. There are 25 “must do” and 36 in total. Plenty to keep everyone busy!
With our recent success with STAR results and obtaining the Customer Experience Accreditation, we were pleased to review and approve the Customer Experience Strategy. This strategy brings together a number of customer related action plans.
Being focussed on safe, well-maintained, warm homes, in clean and secure environments, we were pleased to approve the Homes Strategy 2025-2028 (previously known as the Asset Management Strategy).
Following its scheduled review, we approved the revised Health & Safety Policy.
As usual we received several monitoring reports and noted performance and the management accounts.
